Terms & Conditions

  1. Your contract is with Nicky and Tim Edwards (The Owners) The property known as Owl Cottage is offered for holiday rental subject to confirmation by The Owners to the Renters ( The Client).
  2. To reserve the property, you should complete the booking form together with an initial 20% non refundable deposit (The deposit is only refundable if you cancel the booking within 7 days of receiving our booking confirmation). Following receipt of the booking form and deposit The Owners will send written confirmation of your booking.
  3. The balance of the rental is payable 6 weeks before the start of the rental period. If payment is not received by the due date, The Owners reserve the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of the rent unless The Owners can re-let the property. Reservations made within 6 weeks of the start of the rental period require full payment at the time of booking.
  4. A damage deposit of 150 Euro is required on arrival and returned to The Client at the end of the rental period less any deductions.
  5. The Client is strongly advised to arrange a comprehensive travel policy(including cancellation cover)and to have full cover for the party’s personal belongings, public liability etc, since this is NOT covered by The Owners insurance.
  6. The rental period will commence at 15.00 hrs (3.00pm)on the first day and end at 10.00 hrs (10.00am) on the last day.
  7. The number of people occupying the property, including children must not exceed those stated on the booking form, unless The Owners have given prior written permission.
  8. The Client agrees to be a considerate tenant, to take good care of the property and its contents. To leave the property in a clean and tidy condition at the end of the rental period.
  9. The Client understands that the use of ANY equipment on site (eg: swimming pool) is done so at The Clients own risk and The Client will undertake to oversee the safe use of any such equipment by children. The swimming pool is fitted with an alarm and securely fenced and locked from garden access as required by French law. Children aged 12 years and under MUST be supervised in the swimming pool at ALL times.
  10. The Client agrees to ensure that the internet access is not to be used for the illegal streaming of information of works or objects protected by copyright, author or by a neighbouring right, such as texts, images, photographs, musical works, audio visual works, software and video games, under penalty of incurring criminal liability (in accordance with article L.335-3 of the Code of the property).Be aware that a sharing software, when connected to the internet, can automatically make downloaded files available. If sharing software has been used to download protected works, it is best to disable it.
  11. Without delay The Client will report any defects to the property or breakdown of equipment/appliances within the property or grounds. Repair or replacement will take place as soon as possible.
  12. The Owners will not be liable to The Client:
    • For any temporary defect or stoppage of public services to the property
    • For any loss, damage or injury resulting from adverse weather conditions, riot, war, strike or other matters beyond the control of The Owners.
    • For any loss,damage or inconvenience caused to or suffered by The Client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, The Owners will within seven days of notification to The Client, refund to The Client all amounts previously paid in respect of the rental period.
  13. Under no circumstances, will The Owners liability to The Client exceed the amount paid to The Owners for the rental period.
  14. FOR EVERYONES SAFETY GUESTS AGREE NOT TO UNDERTAKE ACCESS TO THE PROPERTY IF THEY OR ANY ONE OF THEIR PARTY, ARE SHOWING ANY SYMPTONS OF COVID-19 PRIOR TO ARRIVAL.
